Real Estate Direct Mail Postage Explained: First Class vs Standard vs EDDM

Postage is one of the most confusing parts of a direct mail campaign — and one of the biggest line items. Understanding your three main options helps you control costs without sacrificing results.
First Class Mail
First Class is the fastest and most reliable option. It delivers in 1–3 business days, forwards or returns undeliverable pieces (so you can clean your list), and looks the most personal. The tradeoff is cost — it's the most expensive per piece. Use First Class when timing matters, like a just listed postcard you want neighbors to see before the open house.
Standard / Marketing Mail
Standard Mail (also called Marketing Mail) is cheaper per piece but slower and less predictable — delivery can take a week or more, and undeliverable pieces aren't returned. It typically requires a minimum quantity (usually 200+ pieces) and a bulk mail permit. Use it for large, non-time-sensitive campaigns like ongoing farm mailings where the savings add up across thousands of pieces.
EDDM (Every Door Direct Mail)
EDDM lets you mail every address on a postal route without buying a mailing list or addressing each piece. You target by carrier route, which is perfect for blanketing a neighborhood farm. It's extremely cost-effective for saturation campaigns, though you give up the ability to target specific homes within a route.

Which should an agent choose?
Just listed / just sold, time-sensitive: First Class
Large ongoing farm, cost-focused: Standard or EDDM
Saturating an entire neighborhood: EDDM
No mailing list yet: EDDM
