What EDDM Actually Is

Every Door Direct Mail (EDDM) is a USPS program that lets you mail to every address on a carrier route without needing a single name or address on a list. You pick the routes, USPS delivers to every mailbox on them, and you skip the cost and hassle of buying a mailing list altogether.

For agents, that means a fast, low-cost way to get a postcard, just-listed announcement, or market update into every home in a specific area. No data purchase, no worrying about a list going stale, no missed addresses because a homeowner moved.

It's not a replacement for every kind of mail you'll send. But for saturating a neighborhood, it's often the fastest and cheapest way to get in front of every homeowner on a street at once.

Why Agents Use It for Farming

Geographic farming works because consistency beats a single clever mailer. Homeowners need to see your name repeatedly before they think of you when it's time to sell, and EDDM is built for that kind of repetition.

Because there's no list cost, the per-piece economics of EDDM are usually the lowest of any direct mail option. That lower cost per piece means you can mail more often, to more homes, without blowing your marketing budget on a single quarter.

It also works well alongside other campaigns. Some agents use EDDM for broad neighborhood saturation and layer in a targeted, list-based mailer for specific segments — expired listings, absentee owners, or homes that fit a certain equity profile — where a curated list matters more than blanket coverage.

How Route Selection and Pricing Work

USPS breaks every ZIP code into carrier routes, and EDDM pricing is based on how many routes you select and how many total pieces you mail. The USPS EDDM online tool lets you draw or select routes on a map and see the household count for each one before you commit.

A few things worth knowing before you pick routes:

  • Routes vary widely in household count, often anywhere from 200 to 500+ addresses, so two routes in the same ZIP code can have very different mail counts and costs.

  • You can combine multiple routes into a single mailing to widen your farm without submitting separate orders for each one.

  • EDDM requires a minimum piece count and specific postcard dimensions and weight, so your artwork needs to meet USPS specs before it can be accepted.

  • Routes can be re-selected for every mailing, which makes it easy to test a smaller farm first and expand once you see response.

If you're not sure which routes make sense for your farm, start with the neighborhoods where you already have listings, past clients, or name recognition, and expand outward from there once the campaign is running.

EDDM vs. Targeted Direct Mail: Choosing the Right Tool

The choice between EDDM and a traditional, list-based mailer comes down to what you're trying to accomplish. Neither one is universally better — they solve different problems.

  • Choose EDDM when your goal is broad awareness across a defined neighborhood or farm area, and you want the lowest possible cost per piece.

  • Choose a targeted mailing list when you need to reach a specific type of homeowner — expired listings, a certain price range, absentee owners — regardless of where they live.

  • Use both together when you're farming a neighborhood broadly with EDDM while also running a more precise, list-based campaign to a smaller, high-intent segment.

A lot of agents default to one or the other out of habit. Thinking about EDDM and list-based mail as two different tools for two different jobs usually produces a stronger overall mail strategy than picking one and sticking with it exclusively.

A Few USPS Rules to Keep in Mind

EDDM comes with some fixed requirements that are worth knowing before you design your postcard, so you're not caught off guard by a rejected order:

  • Postcards must meet minimum size requirements — USPS EDDM has specific minimum and maximum dimensions for the retail rate.

  • Each mailing has a minimum piece count per route, so very small routes may need to be combined with a neighboring route.

  • Certain content, like some financial offers, has additional restrictions under EDDM Retail rules, so unusual promotional content should be checked in advance.

  • You can typically mail to the same routes as often as weekly, but most agents find a monthly or quarterly cadence keeps the budget sustainable while still building recognition.

Making EDDM Part of a Consistent Farming Plan

The agents who get the most out of EDDM aren't the ones who send one great postcard — they're the ones who show up in the same mailboxes month after month. A single mailing can generate a call. A consistent presence generates a reputation.
